  • Buyers: prices are flat, and homes that sell are going under contract in about three weeks.
  • Sellers: the middle sale price ran higher this summer than last, but one month of sales is a small sample.

How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Wilmington home worth.”

Median sale price is the middle price of homes that actually sold that month, and it jumps around. Zillow’s Wilmington figure was $405,250 in March 2026, $447,250 in April, $415,000 in May, $450,000 in June and $465,000 in July. The July jump of 13.4% on a year is much larger than the change in the value index, so read the trend over several months before drawing a conclusion.

Days to pending counts the days from listing to an accepted offer. Wilmington’s figure was 21 days in August, down from 27 in July. It ran as long as 56 days in January, when fewer homes sell. Across the Wilmington metro area, Zillow’s August figure was 28 days.

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for the city alone; the closest is the Wilmington metropolitan area, which takes in New Hanover and Pender counties. Its index rose 3.70% in the year to the second quarter of 2026. The index measures change, not price.

Wilmington against the county

The typical Wilmington home is valued at about $29,000 less than the New Hanover County figure of $447,877, which includes the beach towns. The county index rose 0.39% over the year while the city’s slipped 0.07%.

The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Wilmington at $350,300. That survey asks owners what they think their home is worth and covers 2019 to 2023, so it runs below current market figures. More Census figures are on our population page.
